Where to Stay in San Antonio: River Walk or Pearl

Book River Walk if you want to step out of the lobby onto the water and treat downtown as your living room. Book Pearl if you’d rather sleep somewhere quieter, eat better without a tourist markup, and treat the Alamo as a morning trip rather than the view from your balcony. The tax math is the same either way: 16.75% on the room before parking or any folio fees.

San Antonio’s stay decision is small geographically - Pearl sits north of downtown along the Museum Reach of the river, and King William sits just south - but the nights feel unrelated. Pick the base for how loud you want the evenings, not for which postcard shipped in the confirmation email.

The short comparison

None of these is “wrong.” The miss is booking a River Walk tower for a quiet trip, or a Pearl suite when every evening plan ends on a downtown barge.

River Walk: sleep inside the postcard

Hotels on the downtown loop put you one stairwell from the cypress trees, the umbrellas and the boat traffic. You can walk to the Alamo, Market Square and Main Plaza without checking a map twice. That is the entire case for paying the premium.

Ask for a room that does not open directly onto the busiest bend of the path if you actually plan to sleep. Convention groups and Fiesta weeks fill these towers first, so the rate gap versus Pearl widens exactly when you’d most want the walk-out convenience. Read the parking line on the hotel’s own page before you celebrate a “deal” - downtown properties lean on valet and garage fees that never appear in the headline rate.

If your San Antonio visit is two nights and both evenings are downtown - barge, cathedral projection, Tex-Mex on the water - stay here and stop second-guessing. You’ll waste more money on rideshares than you save on a quieter neighborhood.

Pearl: the brewery campus north of downtown

Pearl is the old Pearl Brewery turned into restaurants, shops, a culinary school campus and Hotel Emma in the former brewhouse. It is still on the river, just not on the postcard horseshoe. The Museum Reach path connects it to downtown, so you can walk when the weather behaves or ride VIA when it doesn’t.

Stay here when food is half the trip. The Saturday Pearl Farmers Market (9 a.m. to 1 p.m., producers within 150 miles) and Sunday makers market give you a reason to be on site in the morning that River Walk hotels can’t match. Hotel Emma is the headline property, but it is not the only bed on campus - compare whatever is open on your dates rather than assuming Emma is the whole category.

Pearl’s own site says there are nearly 3,000 parking spaces at or next to the district. That doesn’t make parking free at every hotel, but it does mean you aren’t trapped in a single downtown garage monopoly the way River Walk guests often are. For getting downtown without a car, VIA’s $2.75 day pass (or $1.30 per regular ride) is cheaper than most rideshares once you make more than one round trip.

The 16.75% tax line before you book

San Antonio’s published stack is straightforward once you add it up:

On a $200 quoted room, 16.75% is $33.50 before parking. If the hotel is on the SATPID roll (100 rooms or more), expect about another $2.50 as a pass-through assessment. That’s not a tax, but it lands on the same folio and surprises people who’ve only googled “hotel tax San Antonio.”

Short-term rentals owe the same HOT rules when they qualify as hotels under city definitions. Permanent stays of 30 consecutive days sit in a different exemption lane - irrelevant for a normal trip, useful if someone is trying to stretch a corporate housing booking.

What that looks like in dollars

Percentages are easy to skim past, so here is the same stack on rates you will actually see. A $180 room bills at $212.40. A $250 room bills at $295.00. A $320 room bills at $377.60. Three nights at $250 means $135 of tax and folio fee on top of the rate you compared when you were choosing between neighbourhoods.

That matters for the River Walk versus Pearl decision more than most people expect: the surcharge is a percentage, so the pricier the room, the wider the gap in real money. A $70 nightly difference between two hotels is closer to $83 once the stack lands, and that is before parking.

King William when both main options feel wrong

King William is the nineteenth-century German merchant district a short walk south of the river loop: porches, shade trees, residential quiet. It wins when you want a B&B or inn atmosphere and still plan to walk into downtown for the Alamo and evening river path. It loses when you need a big-brand loyalty stay or you’re traveling with a group that wants elevators and late room service.

Inventory is thinner here. If the dates that work for you only show River Walk and Pearl, don’t force King William into a thin-air booking.

When you actually need a car

Downtown plus Pearl plus the Alamo loop does not require a rental. Add the southern missions on a tight schedule, the Hill Country, or Austin eighty-odd miles up I-35, and the car earns its keep. If you keep a car while sleeping downtown, price the hotel’s parking against a day of rideshares. If you sleep at Pearl and day-trip south to the missions, the car sits in a less punitive garage math for most people than a River Walk valet.

What I’d book for common trip shapes

Two nights, first visit, evenings downtown: River Walk hotel, high floor if you can get it, non-refundable rate only if Fiesta and conventions are clear on your calendar.

Three nights, food-forward, one Alamo morning: Pearl. Walk or VIA downtown once, spend the other evenings on campus.

Quiet couple’s trip with daytime sightseeing: King William if a good inn is open; otherwise Pearl.
